How to Sell Your Home in Simi Valley Before Fall

Every summer, the same question lands in my inbox: "Should we sell before fall?" And every summer, my honest answer is the same — it depends on your home, your timeline, and how ready you are. What I can tell you for certain is this: if a fall sale is even a maybe, the preparation starts now.



Here's the complete walkthrough, from the honest first question to the day your sign goes up.

2. What's Happening Locally Right Now

The backdrop is steady: Simi Valley homes are averaging about 41 days on market, drawing around 2 offers, and more homes sold this May than a year ago. Rates sit near 6.49% — below last summer. Translation: buyers are out there and transacting. They're just selective, which makes your preparation matter more than your timing.


3. How Long Preparation Really Takes


Longer than most sellers expect. A realistic pre-listing runway is 4–6 weeks: one to two weeks for decisions and decluttering, two to three for repairs and refresh work, and a final week for deep cleaning, staging, and photography. Start in late July, and you're market-ready by early September — right as fall buyers get serious.

4. What NOT to Renovate

This might save you $40,000: most big pre-sale renovations don't return their cost. Skip the kitchen remodel, the bathroom gut, the room addition. Buyers here would often rather choose their own finishes anyway.



Spend instead on what removes hesitation: paint, lighting, landscaping, fixing the sticky door and the dripping faucet, and a deep clean that makes the home feel cared for. Small money, outsized impression.

5. The Pricing Conversation

Have it early — before you fall in love with a number. The market data will tell us a range; your home's condition and presentation decide where in that range you belong. Overpricing "to leave room" is the most expensive mistake in this market: buyers simply skip the showing, and the eventual price cut costs more than pricing right ever would.


Well-priced homes here still attract multiple offers. That's the position we want you in.


6. Photography and Launch Timing


Your photos are your first showing — most buyers will decide from their phone whether to visit in person. We schedule photography only after prep is complete, shoot in the best light, and launch strategically: live mid-week, first showings and open house that weekend, so interest concentrates instead of trickling.

7. Showing Strategy

Access sells homes. The listings that move fastest are the easiest to see. That means flexible showing windows, a home that's "ready in 20 minutes," and a plan for pets and kids during peak weekends. It's a genuinely inconvenient few weeks — and it's temporary, and it's worth it.

8. Evaluating Offers

The highest offer is not always the safest offer. We weigh price alongside financing strength, down payment, contingencies, timeline, and the buyer's flexibility on your needs — like a rent-back if your next home isn't ready. After 1,141 transactions, I can tell you: terms rescue deals that price alone would have sunk.

Six weeks out: walk your home like a buyer, book the pricing conversation, start decluttering. Four weeks out: repairs, paint, landscaping. Two weeks out: deep clean, staging decisions, photography scheduled. Launch week: photos live, showings open, offer strategy set.
